This lakefront family 4 season cabin is fully ‘modernized’ and has had many recent renovations and upgrades  including new log siding, an 8 x 16 addition, hot water tank, laminate flooring, outdoor lights and door fixtures, shower and an updated fridge and stove.

The cabin is LOCATED 1 1/2 hours north of Saskatoon or 15mins north of Shell Lake. This property boasts revenue for extra income. It was rented nightly, weekly, etc. during the spring and summer. It can bring in $15,000 per year or more! It is truly a hidden gem tucked away in a valley surrounded by the woodland forest.

There are breathtaking views of the lake side and roaming hills which have two buffalo jumps. The cabin and area are part of the historical Carlton Trail and is rich with history. Lake Savard is a private lake with no public access. It is also part of a wildlife sanctuary that has many animals such as blue herons, cranes, beavers, pelicans, loons, river otters, salamanders, deer, and moose just to name a few.

The lake is non-motorized (BUT DOES ALLOW 4-6HP electric MOTORS FOR TROLLING.) It is a very calm lake and is ideal for swimming, canoeing, kayaking, and paddle boarding. It is approximately 4kms in length and 30-60 ft in some areas. Being that the lake is private, THE FISHING IS PHENOMENAL. There are pickerel and northern pike.

The area boasts of endless walking trails as well as quad and skidoo trails which are also excellent for cross country skiing! It is a lakefront property with a firepit 20ft from the waters edge which is fantastic for watching the amazing sunsets, fireflies, and Northern lights!

There are  1 1/2 bathrooms and  3 bedrooms which sleeps 8; 10 with a hide a bed. The cabin is heated by baseboard heaters as well as a wood burning stove which makes this a four season cabin.

There is a 7 x 20 front deck that is covered. Beside the deck is a bbq hutch to protect you from the rain when barbecuing. At the back of the cabin there is a new landing which is also covered and great for enjoying the morning sunshine and coffee. Also included is a 10x20 storage shed, 1600 gal septic and well water is potable.

The cabin is on a leased lot and is .12 acres. The property tax is 1,600 per year. Minimum 10yr lease $4,177 or a longer lease if desired.
